Is Your Database Big Enough to Make You Money?

Happy New Year to you! To kick 2014 off, I wanted to present to you the foundation of lead generation. I want to get you more business than you know what to do with! I know deep inside, you want to sell a lot of homes. You entered this business for time and financial freedom and to earn enough money in as little amount of time; it’s why we all entered the business! But somewhere along the way, you deviated from that and forgot you were in a sales business. To get you back on track, I am going to show you the “Sales Funnel.” This will help identify where you are what adjustments you need to make.

Unless you have been in the business for several years with a database that constantly refers business, you can either wait for someone to walk through your door and ask you to list their home, or you can go out and find them. I am going to assume that you have been in the business for less than five years, you don’t have much money to work with and your database is rather small.

Activity, which is the foundation of lead generation, will bring you contacts. Contacts are physical people that have the ability to tell you yes or no. The more activity will bring you more contacts; more contacts bring you leads. You need to set aside at least one hour per day for lead follow up. The next step is converting those leads into qualified leads. Once they have become qualified, you need to set appointments with these leads.

These appointments will bring you open escrows; this could be either through listings or purchases. As you can guess, these open escrows turn into closed escrows. Once the transaction is complete, this is the beginning of your database. Your database allows you to market to those people and do less activity in the future. You want to build a business that generates sales for you, just from the relationships you have built. This is what makes our agents so productive!
